Analysis: Villas, Chalets and Client
Buying Behaviour
EliteVoyage Travel designers Matous Grund
and Michal Pátek analyse booking behaviour
and client choices.
Key Decision Factors in Villa and Chalet
Choice
Location is the first consideration. For
chalets, a higher altitude and ski-in ski-out
access are essential, for snow reliability
and immediate connection to the slopes.
Proximity to the coast is important for villas,
but true beachfront options remain rare and
not essential when properties offer outdoor
social areas and a large pool. Equally vital
is seclusion: clients expect privacy without
disturbance from neighbouring properties or
noise. Layout matters as much as size, with
clients studying floor plans to understand
how bedrooms and living areas connect.
The layout and design must feel right for how
the client will live there: friends favour open
and spacious entertainment areas, while
families prefer separation between adult and
children’s areas.
Trends in Booking Behaviour
Demand for private villas and chalets has
grown slightly over the last 12 months. The
segment surged during the pandemic, as
travellers sought privacy and control over
their environment. This reactive trend has
evolved and matured into a steady long-term
preference, mirroring a wider global pattern:
the luxury vacation rental market is projected
to expand 16.9% year on year between 2025
and 2032 (Metastat Insight, 2025). Today,
villas and chalets represent a consistent part
of clients’ annual travel plans, with repeat
bookings and early reservations signaling
strong client satisfaction.
Why do Clients Choose Private Villas
and Chalets
Service Standards and Quality
Assurance
Togetherness and privacy remain the two
main motivations behind villa and chalet
bookings. Families and groups want to live,
dine and relax under one private roof rather
than in shared hotel spaces. The appeal lies
both in being together without interruption
and togetherness with separation from
others. Villas in resorts appeal to those who
want privacy with access to resort facilities.
Others favour standalone properties which
feel personal and unrestricted, with no fixed
schedules or imposed routines (e.g. set
breakfast times). Villas provide freedom to
plan the day entirely on their own terms, while
chalets allow families to recreate the warmth
of home in the mountains.
Behind every villa or chalet booking is
detailed research and verification. We
only work with trusted local partners, who
personally know and manage each of their
properties, rather than finding villas online
or using global rental companies. We
request staff CVs and check how long key
team members have been in place, to gain
assurances about the service quality and
food. We do a pre-selection of options with
a design that the client may like, showing
floor plans, surroundings and operational
details. After booking, we coordinate details
directly with the on-site property manager
and maintain ongoing coordination to ensure
expectations are met and to resolve any
issues quickly and efficiently if they arise.
